New Apartments Tunis: Lac View Tower Berges du Lac

The Tunis City Council granted final permits this week for the Lac View Tower, a 28-storey apartment block rising on the eastern edge of Berges du Lac 1 near Rue du Lac de Constance.

The project arrives as Tunis property values climbed 11 percent in the first half of 2026, driven by steady demand from professionals working along Avenue Habib Bourguiba and families priced out of older central districts.

Developers say the tower will include ground-floor retail and underground parking for 220 cars, features that remain rare in new builds south of the Medina.

Neighbourhood effects

Residents near the Medina and along Avenue de Carthage already report agents canvassing for off-plan purchases, with listings for comparable units in nearby Ennasr jumping from 2,800 to 3,150 Tunisian dinars per square metre since April. The National Housing Agency has flagged the site as part of its 2025-2028 densification push, which targets under-used lakefront parcels to ease pressure on the historic core.

Local estate agents note that three-bedroom units in the tower are listed from 285,000 dinars, roughly 15 percent above the median price for similar space in La Marsa but 8 percent below equivalent new stock in central Tunis.

Market data and outlook

Ministry of Housing figures released in June showed 4,200 new private units completed across Greater Tunis last year, yet absorption rates reached 92 percent within six months of handover. Analysts at the Tunis Real Estate Observatory expect the Lac View Tower to lift average sale prices in Berges du Lac 1 by another 6 to 9 percent once marketing opens in October.

Buyers should check financing eligibility under the revised Banque de l'Habitat mortgage rules before September, when pre-sales are scheduled to begin. Early registration at the project sales office on Rue du Lac de Constance will secure priority access to the first 60 units.
