The Tunis Municipal Council granted final building permits on 8 July for a 28-storey apartment tower at the intersection of Rue Ibn Khaldoun and Avenue de Carthage, adding 312 units to the city centre stock.
The approval arrives while Tunis faces steady population growth and limited new supply in walkable districts, pushing buyers toward higher-density options after years of low-rise construction.
The tower stands two blocks from the Tunis Central Market and within 400 metres of Bab El Khadra, placing future residents close to daily shopping routes and the Medina’s commercial arteries. Local estate agents already report early interest from families relocating from La Marsa who want shorter commutes to offices along Avenue Habib Bourguiba.
Developers expect ground works to begin in October, with completion targeted for late 2029. The scheme includes ground-floor retail and underground parking for 280 vehicles, features the council required after reviewing traffic studies for the surrounding grid.
Units will range from 85-square-metre two-bedroom flats priced at 285,000 Tunisian dinars to 165-square-metre four-bedroom apartments listed at 520,000 dinars. These figures sit roughly 18 percent above the median recorded for comparable central properties in the first quarter of 2026, according to sales data compiled by the Tunis Chamber of Real Estate.
Market observers note that the added supply could moderate rent growth in adjacent streets, where one-bedroom flats currently average 1,150 dinars per month. Prospective buyers are advised to contact licensed agents operating from offices on Avenue Mohammed V for current availability lists and to verify service charges before signing reservation contracts.
